We conducted an analysis of the hotel market in Guatemala City as well as the hotel feasibility of two hotels for Paseo Cayalá, a new residential and commercial real estate sector in the capital of Guatemala.
After validation of the project we started an operator selection process for both hotels, which was signed with Marriott, one under the AC by Marriott brand and the other under the Marriott brand.
Panama City Tourism Plan
Panama
We commissioned in 2013 to carry out a market study of Panama City and competing capitals in terms of tourism. All this, in order to develop an immediate action plan and increase the number of visitors, hotel occupancy and average tourist spending.
We proposed 25 action plans, including Stop Over Panama with Copa Airlines, which is valid until 2024.

Real Estate Private Equity Fund (FCP) - Management Company - Hotel Operator
In this conglomerate of projects we achieved:
- Financial, legal and real estate structuring of a Real Estate FCP focused on limited service hotels in peripheral urban areas in Colombia (ports, airports, highways, logistics centers).
Hotel La Perla (La Paz) and Hotel Tropicana Inn (San José de Los Cabos)
Baja California (Mexico)
We are currently carrying out the asset management of both properties, which will be managed by Hamak Hotels and with which we have just signed a franchise agreement under the Tapestry by Hilton brand.
Holiday Inn Miraflores
Miraflores, Lima, (Peru)
We carried out the asset management of the hotel on behalf of the property, reviewing monthly results, annual investment plan, monthly commercial plan and definition of attendance to fairs.
Hotel Los Héroes
Bogota (Colombia)
We performed an asset management for the majority owner (70.8%) of the Los Héroes hotel, operated by GHL Hoteles.
After this consultancy, the property decided to terminate the contract with GHL and jointly selected Selina as the new tenant of the property.
Hilton Garden Inn Resort, Morales
Tarapoto (Perú).
Project structuring, cost and business models, bidding and selection of the hotel operator, capital and financing for the project and Integrated Development Management.
GFA SUMIYA
Cuernavaca, Morelos (Mexico). Hotel conversion, selection of the hotel operator, capital and project financing, and Integrated Development Management. The project, in a historic hotel with original Japanese influence and architecture in the city of Cuernavaca, in the state of Morelos, involves the remodeling and change of chain, brand and operator.
Marriott + Edif. TORREAL
San Isidro, Lima (Perú).
Project structuring, cost and business models, bidding and selection of the hotel operator, capital and financing for the project and Integrated Development Management. The project, with a total of 56,000 m2, includes two independent buildings, where a 238-room Marriott hotel will be developed, and a mixed-use building with commercial, offices and a 105-room Residence Inn Hotel.

Together with them we structured the project, designed it and offered a business model that allowed them to close a contract with a hotel chain.

Project structuring, including site selection, conceptual design, cost and business modeling, hotel operator bidding and selection, and project capital and financing (2014-2016).
Hotel Andaz By Hyatt Mayakoba
Mayan Riviera (Mexico). We participated as representatives of the property during the development of the project and in the purchase of the hotel's equipment and furnishings.
Grupo Éxito – Luxury Hotel
We were advisors to Grupo Éxito on the surplus buildability of its retail spaces and we defined some hotel feasibilities in some of its VIVA Shopping Centers. In the specific case of Éxito San Diego, Cartagena de Indias, we defined a total reconversion of the supermarket into a super luxury hotel.
The project contemplates 85 rooms and we are currently in the process of raising capital with two offers from luxury operators.
Construction company Mipko Hotel Casa Núñez
Santa Marta (Colombia).
We carried out the market and hotel feasibility study for the conversion of the school “Gimnasio Santa Marta” into a republican building in the center of the city of Santa Marta.
The hotel will have 65 rooms and a large courtyard for wedding receptions and family events.
We are currently selecting the operator and doing the capital raising. In addition, the project covers all the technologies applied to obtain an environmental certificate.
Swissôtel
Quito (Ecuador).
A 200-room project in which we provided consulting services to validate the development of the Swissôtel hotel in Medellín on Avenida de los Balsos and Avenida del Poblado. The hotel will have large spaces for events and rooms with the latest technology.
Grand Sirenis
San Andres (Colombia).
252-room hotel in which we conducted a rigorous market study to validate the defined product. In addition, we conducted a technical audit of the scope of construction at the date of contracting, requested by the financial institution that financed the hotel.
Ivin Chapinero -Casa Campus
Bogotá (Colombia).
We carried out the identification of Co-Living operation opportunities in Bogotá for Casa Campus, identifying the construction company BRICCON, with whom we finally signed an operation contract for the IVIN Chapinero Bogotá building, which consists of 92 rooms, Co-working, Pet-Spa, Rooftop.
Radisson Individuals Portfolio
Latin America
We were selected by Radisson Americas to carry out the search for an independent hotel chain willing to sign a framework agreement for the "Soft Brand" of Radisson Individuals.
We secured Faranda Hotels & Resorts, who signed an agreement for 14 of their hotels in Colombia and Panama. This agreement, following the acquisition of Radisson Americas by Choice International, grants Faranda Hotels & Resorts the "Master Franchise" for Colombia, Panama and Venezuela.
Ibis Budget Hotel
Barranquilla (Colombia).
After conducting the market study for the development of a hotel on a lot in Altos del Prado, we decided to move forward with a limited service product for which we then proceeded with an operator search.
We carried out a hotel brand selection process, which was signed with Accor Hotels franchise under the Ibis Budget brand, the operation is carried out by HGM Hotels.
The property was sold after the opening of the hotel to Constructora Miroal.
Hotel Boutique Faranda
Barranquilla, (Colombia)
We conducted a market study and hotel conceptualization, as well as the search for a hotel operator capable of taking on the challenge of a lot located in the El Prado neighborhood. The hotel consists of 54 rooms, rooftop, bar, swimming pool and meeting rooms and will be managed by Faranda Collection.
Argos Barú
Baru, Cartagena de Indias (Colombia).
We are currently structuring a 400-room All Inclusive hotel and a 100-room boutique hotel, both with branded residences.
In the process we have obtained offers from operators and hotel franchises, as well as from builders/investors in order to bring the project to financial closure.
The project contemplates a validation process together with the local communities, who, by vote, will validate the final scope of the project and with whom the involvement for the development, construction and future operation of the hotel is contemplated.
Pestana Hotel
Bogota (Colombia)
We participated in the conversion of the Caja Agraria Building in Bogota.
It is now an 82-room, 4-star hotel, and we advised the owners on the transformation of the space, maximizing the space to achieve the highest number of rooms.
We were able to sign an operation contract with the Portuguese hotel chain Pestana Hotels & Resorts.
The hotel opened its doors in September 2012.
Esstudia 17 – 4 Student Residence
Bogotá (Colombia)
Consultancy in the definition of the student residence product as well as the financial and banking structuring.
This project is a milestone as it is the first professionally operated student residence in Colombia located in downtown Bogota.
The residence was sold to GLOBAL EDUCATION and ESSTUDIA (Efromovich & Silva).
Aloft Portfolio for sale
Bogotá (Colombia) and San José (Costa Rica).
The transaction was completed in August 2023.
We advised Decameron Hotels & Resorts in the process and sale of two Aloft hotels, the one in Bogotá - Colombia (next to El Dorado airport) and the one in San José - Costa Rica.

Selina Hostels Due Dillegence Commercial

Commercial Due Dillegence. We worked for Larrain Vial and Patio Capitales in Chile: through a commercial due diligence of the lease agreements proposed by Selina Hostels in order for Larrain Vial to acquire Selina's contractual obligations to the owners of its hotels, as well as to support the growth of the chain with new hostels.
