As advisors of the Grupo Éxito at the surplus buildables of their retail spaces, we have defined several areas of hotel feasibility at some of their VIVA shopping centers. In the specific case of Éxito San Diego, Cartagena de Indias, a total reconversion of the supermarket into a super-luxury hotel is defined. The project is planning on having 85 rooms and we are currently in the selection process of a world operator of the super-luxury segment.

We carried out the hotel market and feasibility study for the reconversion of the “Gimnasio Santa Marta” school, in a Republican building in the center of the city of Santa Marta. The hotel will have 65 rooms and a spacious courtyard for wedding receptions and family events. Currently we are in the selection process of an operator and raising capital. The project also encompasses all the technologies applied to obtaining an environmental certificate.

We carried out the hotel market study for the luxury segment in one of the best locations in the north of Bogota, where a mixed building is projected for luxury hotel, luxury residences, spa and a large space for commerce and restoration. Architectural project developed by SOM Architects. Following this, we proceeded to support GBS Finance in raising capital for the project.

An operator selection process was carried out and an agreement was signed with Accor Hoteles under the brand Ibis Budget. Currently the hotel is being operated by HGM Hotels and with an Accor franchise.

RECONVERSION OF THE CAJA AGRARIA BUILDING IN BOGOTA

82 rooms, 4 stars. Advisory for the property in the definition of the new hotel, maximization of the existing space in order to achieve the greatest number of rooms in the existing space of the old Caja Agraria offices of calle 100 in Bogota. A management contract was signed with the Portuguese hotel chain Pestana Hotels & Resorts. The hotel opened its doors in September of 2012.

The property rescinded the agreement with Pestana after three years of operation and obtained a compensation for breach of performance test by means of a cap on shortfalls which was negotiated in favor of the propert

The property decided to rescind the contract with GHL and jointly selected Selina as the new lessee of the real property.
